We’re pleased to announce that Olive Grove Depot, the eco-friendly office facility we delivered for our client Amey, has won the Achieving Net Zero in a Project award at the 2026 Modern Methods of Construction (MMC) Awards.

We were also shortlisted for the Project of the Year (Commercial/Office) award for the same project, further recognising the exceptional quality, innovation and sustainability achieved throughout the development.

The awards ceremony, held at Birmingham’s Grand Hotel on May 7, brought together organisations from across the sector to celebrate innovation in modern methods of construction.

This achievement recognises the sustainability outcomes delivered throughout the project. Our brief was to design, manufacture and deliver a modern, future-ready office facility to replace a 60-year-old depot in Sheffield, creating a workspace focused on long-term efficiency and reduced environmental impact.

From the outset, we focused on minimising disruption throughout construction while delivering a high-performing building. A key requirement for the project was achieving a BREEAM ‘Very Good’ rating, ensuring it met high environmental standards.

The £9.3 million Olive Grove Depot scheme combined modular construction with low-carbon principles from manufacture through to completion. By adopting offsite delivery methods and appointing us as delivery partner, Amey achieved substantial carbon reduction benefits while creating a high-quality workplace built for long-term efficiency.

Offsite manufacturing reduced transport-related CO2 emissions by 30% and halved on-site energy use compared with traditional construction methods. Factory-controlled manufacturing also minimised material waste.

We enhanced insulation to reduce heat loss and minimise energy demand, and a high-performance air permeability score of 1.87 shows exceptionally low air leakage. This was paired with heat pumps and ultra-efficient LED lighting, helping reduce operational carbon emissions.

The building also includes solar panels capable of generating up to 30% of its lifetime energy requirements.

We integrated sustainable water management and biodiversity measures to reduce environmental impact and enhance local ecology. Sedum meadow roofs and living walls were added to create valuable habitats for wildlife, supporting biodiversity net gain and contributing to a healthier environment.

The building was manufactured using more than 20 modular bays, resulting in a design indistinguishable from traditional construction.

Throughout the construction process, the team overcame a range of challenges, including the site’s sloping topography.

Careful planning and collaborative teamwork were critical to the project’s success. We carried out detailed dry runs with a mobile crane prior to installation, enabling the safe and efficient coordination of super-low wafer deck trailers and heavy lifting operations.

Despite the challenges encountered during delivery, we completed the project on time and within budget, something we are extremely proud to have achieved.

Following completion, Amey described our approach to design and construction as “instrumental” in helping them achieve their objectives.
